General Contractor/Construction Manager
This is a project delivery method where the general contractor is engaged by the project owner early during the project development phase. The general contractor (GC) acts as a consultant to the owner in the development and design phases, but as the project moves into the construction phase, the GC serves as the manager of the construction, hence the term Construction Manager (CM).
This method is beneficial because it allows for early contractor involvement, which can help with providing constructability reviews, cost estimating, and scheduling insights during the design phase. This early collaboration leads to more accurate budgeting, reduced change orders, and a faster project delivery. The GC/CM method often involves a commitment to manage construction for a Guaranteed Maximum Price (GMP), which provides the project owner with a measure of cost security.

In this particular scenario the architecture and engineering firms are contracted directly with the general contractor. This way the client has a single point of contact for the project’s duration because Jackson is managing the entire design process in full collaboration with the architects and engineers through programming, design, detail review, scheduling, planning, immediately followed by a seamless transition into construction.
The highly integrated Design/Build process significantly compresses time spent in both the design and construction phases, and therefore optimizes schedule and budget.
